If you've been keeping an eye on the housing market, you've probably heard a lot of mixed messages. Some people say it's a terrible time to buy because of interest rates. Others insist you should wait until rates come down. And if you're a homeowner thinking about selling, you may be wondering why homes aren't flying off the market like they were a few years ago.

Our local market isn't bad, it's simply becoming more balanced.
Across counties surrounding Fort Bragg, we're seeing buyers take a little more time, sellers face more competition, and homes that are priced and presented well continue to sell. It's no longer a market where you can list a home on Friday and expect 10 offers by Sunday. Buyers have choices again, and that's creating opportunities on both sides of the transaction.
Cumberland County: Opportunity for Buyers
Cumberland County continues to be one of the most affordable places to purchase a home in our area, making it a popular choice for first time buyers, military families, and investors.
We're seeing homes stay on the market a little longer than they did during the height of the seller's market, which means buyers have more time to tour homes, compare options, and negotiate terms. Multiple-offer situations still happen on well-priced homes, but they're far less common than they were just a couple of years ago.
For sellers, this doesn't mean homes aren't selling. It simply means strategy matters. Pricing your home correctly from the beginning and ensuring your home is turn-key is what makes a difference in your home selling vs. becoming stagnant.
Hoke County Continues to Grow
Hoke County remains one of my favorite areas for buyers looking for more home for their money while staying close to Fort Bragg. Communities throughout Raeford continue to attract buyers who want newer neighborhoods, larger lots, and lower taxes without giving up an easy commute. Homes that are clean, updated, and priced competitively are continuing to perform well.
Moore County Remains Strong
Moore County has continued to show remarkable strength despite higher mortgage rates. Areas like Pinehurst, Southern Pines, and Aberdeen remain highly desirable because of their lifestyle, schools, golf communities, and growing amenities. While inventory has improved, demand continues to support home values throughout much of the county.
Interest Rates Are Still the Biggest Conversation
There is no question that mortgage rates have changed the market.
Higher rates have caused some buyers to pause their search, hoping rates will eventually come down. While that's understandable, waiting isn't always the best financial decision.
One thing many buyers don't realize is that builders are becoming increasingly aggressive with incentives.
Many new construction communities throughout our area are offering:
Mortgage rate buy downs
Closing cost assistance
Appliance packages
Design center credits
If you're considering a new construction home, it's worth comparing those incentives before making a decision.

One of the biggest changes I've noticed isn't interest rates; it's buyer expectations.
Buyers are walking into homes with more options than they've had in years. They're comparing every listing online before they ever schedule a showing. That means your home's first impression starts long before someone walks through the front door.
Professional photography, updated paint, decluttering, curb appeal, and thoughtful staging can make a significant difference in how quickly a home sells.
When a home feels clean, inviting, and move-in ready, they're more likely to picture themselves living there.

While mortgage rates remain higher than many would like, there are still opportunities for buyers who are prepared and willing to explore all of their financing options.

Selling today requires a little more preparation than it did during the peak of the market, but that doesn't mean it's a bad time to sell.
The homes that continue to perform well share a few things in common:

They show beautifully both online and in person.

As we move toward the fall market, I expect activity to remain steady throughout the Fort Bragg area.
If mortgage rates begin to ease later this year, we could see even more buyers return to the market. Until then, buyers have more opportunities than they've had in quite some time, and sellers who prepare their homes properly can still achieve excellent results.
